If you’re looking for stately, this upscale locale might just be the spot. This affluent Etobicoke area lies between Dundas Street West to the north and Bloor Street West to the south. Mimico Creek and the Humber River make up the western and eastern borders.
As you can imagine, this desirable location combines the convenience and excitement city-dwellers love with the aesthetic and feel of the English countryside. Well-planned streets, Tudor details, and massive lots are just a few characteristics you’ll notice around the neighbourhood.
A planned development by Etobicoke lawyer, Robert Home Smith, built from the 20s to the 40s, the area’s original houses were designed to be part of a ‘garden city’ (i.e. surrounded by green space).
Despite the fact they are mansions, there is definitely a rustic feel to those original properties nestled in amongst the forest of the Humber River Valley. Considerably quieter than neighbouring Bloor West Village, South Kingsway enjoys a peaceful, understated existence.

Who Lives Here
As one of Etobicoke’s most established neighbourhoods, South Kingsway, or as it is also called, “The Kingsway,” is home to many long-time, affluent residents. Homeowners here tend to enjoy above-average incomes, and many are highly educated.

Nearly every residence in The Kingsway is spacious and majestic, making them a dream come true for the discerning buyer. Tudor Revivals are a common theme, and you can easily spot quality exterior finishes, including welcoming front porches and large, bright windows.
Kingsway Crescent and Government Road feature some of the largest estate-style homes. At one point, you could find quite a few small bungalows; however, some of these have been replaced by gorgeous custom homes complete with every modern detail. Although South Kingsway mostly features large, detached homes, there have been luxury high-rise developments in recent years, which is yet another draw for the moneyed young professional or retiree.
Classic, stately, elegant, modern and luxurious, you’ll find it all in this desirable Etobicoke neighbourhood. If you’ve got the money, this is a lovely place to call home. Once you settle in, it’s unlikely that you’ll ever want to leave!

What's Great About It?
There’s a reason why wealthy families love to put down roots in South Kingsway. Picturesque parks and green spaces are everywhere, and the area boasts great schools with outstanding reputations.
Living here could mean your gigantic backyard leads directly to the Humber River Valley. The residential area is sought after for its peacefulness, but rest assured, there is plenty to see and do nearby.
When autumn arrives, just stake out a place on the bridge near the Old Mill (an iconic Etobicoke landmark, located right here in South Kingsway.) If you look straight out, a panorama of colour awaits. Look down, and the sight of thousands of salmon leaping upstream along the river will remind you of the incredible wonders of nature.
One of the most notable features of any luxury neighbourhood is its proximity to a golf course. In this aspect, the Kingsway does not disappoint. Though not technically within the borders, Lambton Golf and Country Club is just a few minutes to the north, while Islington Golf Club lies to the west.
The paved paths of Humber River Recreation Trail are ideal for cycling, walking, inline skating, or jogging. No matter what, it’s the perfect way to take in the gorgeous scenery Etobicoke offers. King’s Mill Park is another natural oasis, with historic views of the stone ruins.
Lambton-Kingsway Park is a year-round staple for South Kingsway residents, with a skating rink, tennis courts, and baseball diamonds. There’s even an outdoor pool where you can cool off in the summertime. As part of the City of Toronto, Etobicoke’s municipal outdoor pools are free to visit. Splash away at your leisure!
The area could also be described as a retail paradise, as the nearby Kingsway Village is a premium shopping district for the entire city. Running along Bloor Street West, this stretch features a variety of boutique, independent stores and eateries. One of our favourite boutiques is the women’s wear store, Carriage Trade which has been a fashion staple in the area since 1963.
If you feel the need for refreshments, be sure to stop by Kingsway Fish & Chips, a neighbourhood highlight that has been here since 1958. It’s also a chance to view more than 300 teapots from around the world. Over at the independently-owned Kingsway Theatre, you can enjoy a classic cinema experience, circa 1940 style!
South Kingsway is highly walkable and cycling friendly, and you may never drive again unless you want to. Most essentials are easily accessible on foot. Otherwise, you can always hop on the ultra-convenient TTC.
