Beautiful Upcoming Oakville Communities

Our Top Six Up-and-Coming Neighbourhoods in Oakville

Jan 30, 2024 | Oakville

Oakville is known for its many desirable qualities that make it one of the fastest-growing and most highly sought-after places in Canada. The waterfront and landscaping are spectacular, and many of the homes are simply out of this world. As an affluent area, Oakville offers some of the most luxurious real estate in Ontario.

Many of Canada’s top private schools are also located in Oakville. Access to premium education, along with safe communities, are just a few reasons Oakville has been named one of the top places to live in Canada, especially for families. Close proximity to Toronto and Hamilton also make for easy commuting when travelling for work or leisure.

Oakville is a town with a vision, and its development and innovation are just beginning. Here, even the “up and coming” neighbourhoods are highly desirable. In this post, we’ll explore a few of these hidden gems you’ll want to know more about.

Bronte West/West Oakville

Bronte West is a neighbourhood in transition, which makes it an attractive place for families seeking to upgrade. Wider lots offer outstanding potential to build that beautiful dream home customized just for you. The community also offers waterfront access, scenic beauty, and unparalleled convenience with close proximity to the Go Station.

Many people in the community are long-time residents and homeowners. The neighbourhood is sprinkled with several older bungalows and side split homes that make Bronte West more affordable than what you’ll find in south east Oakville. You’ll have the option of getting into an entry-level home and renovating it to suit your goals. Alternatively, you may decide to tear down the old house to rebuild from the ground up. The opportunities are almost endless!

Access to the waterfront trail is one of the best highlights of Bronte West, and it’s a short walk or bike ride to Bronte Village where you can explore a unique selection of restaurants and one-of-a-kind shopping opportunities. Few things feel more luxurious or relaxing than strolling along next to the gentle waves!

Do you love to get out and explore the great outdoors? The beautiful Bronte Bluffs and Bronte Heritage Waterfront Parks are just minutes away.

Schools that may fall in your catchment area include Eastview Elementary School, Thomas A. Blakelock Secondary School, and the highly-rated Pine Grove Public School. École élémentaire Patricia-Picknell provides a comprehensive education in the French Language. If you prefer a private school, Appleby College has an excellent reputation and is less than a ten-minute drive away.

Bronte Village/Bronte Harbour

With its charming and picturesque feel, you’d be correct in thinking that Bronte Village is already one of Oakville’s most established and desirable neighbourhoods. However, thanks to an influx of new condos, luxury townhouses and detached homes in the works, we also consider this to be one of the best up-and-coming areas.

Nestled right along the waterfront, Bronte Village features outstanding attractions, including the stunning Harbour and Marina. Strolling the boardwalk is a great way to spend an afternoon, where you’ll take in the gorgeous view of the lake and the Bronte Harbour Pier and Lighthouse. In addition, Bronte Heritage Waterfront Park offers a fantastic playground for children, allowing them to laugh and play while enjoying the great outdoors.

The independent shops of Bronte Village always have something new in store. For example, Farm Boy recently opened its doors and offers a spectacular array of organic and private-label products.

In Bronte Village, change and evolution are in the air, especially now that the neighbourhood is participating in the “Livable Oakville Plan.” Over the next few years, we expect Bronte Village to grow and thrive as more housing and commercial developments add to the already numerous shops, services, and unique restaurants.

A leisurely stroll to Oakville’s incredible harbour offers a stunning view of hundreds of boats, two lighthouses, and a long pier extending into the lake. Nearby parks make it easy to spend an afternoon outdoors playing sports or simply enjoying the scenery.

Parents have plenty of options for their children’s education. Nearby public schools include Eastview Elementary School and Pine Grove Elementary. For Catholic alternatives, consider St. Joseph Catholic Elementary School, St. Thomas Aquinas Secondary School or the private Mater Boni Consilii Academy.

Kerr Village

Kerr Village is another hidden gem currently undergoing a significant revitalization. This eclectic neighbourhood features many exceptional restaurants. For example, Maro’s Bistro is one of the top-rated options in Oakville. Community Restaurant is legendary among local residents, and local hotspots like the Kerr Street Cafe are a great way to get your morning or midafternoon boost. When you’re looking for dessert, The Sweetest Thing is a must-visit destination.

Kerr Village also has more independently owned businesses than any other neighbourhood in Oakville! The streets are lined with must-visit boutiques and services such as Dove + Arrow, Corbetts Ski + Snowboard, Flower Deco, The Splendid Olive, and more.

Long-time residents include many seniors who grew up in the area. However, since gentrification is bringing in several younger buyers, the neighbourhood is quickly becoming more diverse. The real estate landscape consists of many modest homes, and lot sizes can be smaller. However, many of these residences have been fully renovated or rebuilt into fabulous homes.

To get an even greater idea of the feel for Kerr Village, think of New Toronto along the Lakeshore. The vibe and the homes are similar, making this the perfect place for those who love Toronto energy without the crowds. Kerr Village is also home to the Trafalgar Park Community Centre, where residents gather to skate, play sports, or run, jump, and climb at the outdoor playground.

Whenever you want to escape to nature, Westwood Park is a beautiful spot to relax and unwind. Redevelopment includes new walkways and the addition of trees and shrubs, a metal gazebo and a water feature.

Though Kerr Village has fewer public schools than other Oakville neighbourhoods, you still have access to Oakwood Public School, Gary Allan High School, and St. Thomas Aquinas Catholic Secondary School.

Falgarwood

Falgarwood is one of Oakville’s older areas that is great for families or anyone who enjoys a peaceful lifestyle. Thanks to the many parks, ravines, and green spaces, it is also becoming popular with those who love spending time outdoors. In the summer, you’ll find residents of all ages happily splashing about in Falgarwood Outdoor Pool. Alternatively, you can tear up the ice any time of year at Joshua’s Creek Arena. With its proximity to Oakville Place, the main mall in town, Falgarwood offers a convenient lifestyle where you can quickly find anything you need.

Falgarwood is located just south of Wedgewood and Joshua Creek, and features homes at more affordable price points. Many of the original houses have been renovated over the years, or in some cases, new custom homes have been built in their place. However, Falgarwood remains one of the most accessible neighbourhoods in Oakville.

Families have access to some of Oakville’s best public schools, including Munn’s Public School, which also offers a French Immersion. Iroquois Ridge has a reputation as one of Ontario’s best secondary schools, having been ranked in the top 10 according to the Fraser Institute. For a Catholic education, St Ignatius of Loyola Catholic Secondary School also ranks very highly.

Private schools such as Walden International School and Wildwood Academy are also nearby.

Trafalgar Road Corridor

Part of the Livable Oakville Plan involves major development in the infrastructure of the Trafalgar Road Corridor. This area north of Dundas St to Highway 407 is home to vast swathes of vacant land, which creates the opportunity to add significant residential and commercial development.

New condos are already in the works near the big box stores and restaurants located in Oak Park. This convenient and desirable location represents a fantastic opportunity for investors or young professionals to get into the Oakville market at a reasonable price. Easy access to local highways and the 407 mean that this is a premium location for those travelling in and out of the city.
