📣 𝐍𝐄𝐖𝐒𝐅𝐋𝐀𝐒𝐇! Here are the real estate market stats you need to know for June 2026 home sales in Toronto, Mississauga, Oakville and Burlington.

June continued the positive momentum we’ve seen throughout the spring market, with buyers remaining active across many housing segments despite ongoing economic uncertainty. Detached homes continued to attract the strongest demand in several markets, while pricing trends varied by location and property type. Overall, the market continues to move toward more balanced conditions, with well-priced homes in desirable neighbourhoods generating strong buyer interest.

On a broader market level, GTA REALTORS® reported 6,770 home sales through TRREB’s MLS® System in June 2026, up 9.4% compared to June 2025. At the same time, new listings declined by 12.9% year over year, continuing the trend of tightening inventory across the GTA. While buyer activity has strengthened, average home values across many housing types remain below where they were one year ago, continuing to create opportunities for buyers even as competition gradually increases.

Our team continues to experience this firsthand. Buyers are recognizing value in today’s market and are taking advantage of pricing that remains more favourable than last year across many segments. At the same time, properly presented homes in desirable neighbourhoods continue to attract strong interest, particularly where inventory remains limited.

𝗛𝗲𝗿𝗲 𝗮𝗿𝗲 𝗼𝘂𝗿 𝗸𝗲𝘆 𝘁𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀 𝗼𝗻 𝘁𝗵𝗲 𝗺𝗼𝗻𝘁𝗵 𝗼𝘃𝗲𝗿 𝗺𝗼𝗻𝘁𝗵 𝗮𝗰𝘁𝗶𝘃𝗶𝘁𝘆 𝗯𝗲𝘁𝘄𝗲𝗲𝗻 𝗠𝗮𝘆 𝟮𝟬𝟮𝟲 𝗮𝗻𝗱 𝗝𝘂𝗻𝗲 𝟮𝟬𝟮𝟲:

◼️ Toronto’s average detached home values increased by approximately $37,500 month over month, demonstrating continued stability in the city’s detached housing segment despite a modest 6.4% decline in the number of homes sold. Freehold townhome values also increased by nearly $50,000, marking Toronto’s strongest monthly price movement. Semi-detached, condo townhome and condo apartment values remained relatively stable compared to May, although condo apartment activity strengthened, with the number of condo apartments sold up 11.4% month over month.

◼️ Mississauga’s average detached home values increased by more than $114,000 compared to May, marking the strongest monthly price increase across all areas in our report. Semi-detached home values softened by approximately $23,000, while freehold townhome values declined by roughly $53,000. Condo townhome values remained relatively stable, while condo apartment values eased by approximately $18,000. Overall sales activity remained relatively consistent with May, with only modest movement across most housing types.

◼️ Oakville saw some of the month’s biggest price swings. Average detached home values declined by approximately $142,000 month over month following May’s strong increase, while condo townhome values increased by nearly $138,000, marking Oakville’s strongest monthly price movement. Semi-detached home values also softened, although this segment represented a very small sample size with only nine homes sold. Freehold townhome values declined by approximately $88,000, while condo apartment values eased by approximately $21,000. Overall sales activity across most housing types remained relatively stable.

◼️ Burlington’s average detached home values declined by approximately $70,000 month over month, although the number of detached homes sold increased by nearly 18%, reflecting continued buyer demand. Freehold townhome values increased by approximately $40,000, while semi-detached home values softened by roughly $54,000. Condo townhomes experienced the largest monthly price correction, declining by approximately $25,000 alongside a notable 33% decrease in the number of homes sold. Condo apartment values remained essentially flat to the month prior.
